Lease Period: Our typical lease period is approximately 11.5 months. The lease agreement reflects the total rent amount divided by 12 equal installments.

A guarantor must apply with any resident seeking to pay month by month. Regardless if the student is the one paying, we must have a second person to guarantee that it will be paid. A resident will not need a guarantor if and only if, they agree to pay the total rent amount for the entire 11.5 month term, upfront.
Guarantor Requirements:
A guarantor must make at least $45,000 annually, if married a total of $65,000 combined. Proof of income is required but no credit check is ran. You may not be your own guarantor.
Guarantors who are not U.S. citizens:
You must present a passport with a stamped US Visa and one of the following items
In order to accomodate hundreds of students for check in, we ask that you submit all of your required documents and completed all required tasks prior to check in.
Below is a move-in check list:
-Send in your class schedule
- Send in your student ID
- Complete your move in packet
- Pay off your balance and 1st month of rent
- Sign up for a move in slot
All rent installments are due on or before the 1st of each month for the duration of the lease term. There is a five day grace period that ends at 11:59 PM on the 5th of each month, during which payments will be accepted without incurring late fees.
A late fee is 10% of the total rent amount. Late fees are applied to the account after a 5 day grace period. Don't pay late! Set a reminder in your phone to pay BEFORE the 1st each month!
Follow these steps to setup autopay:
Rent charges can be seen within the Resident Portal. The rent installment amount can also be found within the signed lease agreement. A copy of the lease can be viewed within the Resident Portal.
Deposit refunds are issued within 45 days of the lease end date. Residents will receive an itemized report with any damages that are deducted from the deposit amount.
Prior to move-in residents will receive an email containing a Resident Portal username and password. This information can be used to login to the associated account within the Resident Portal.
Simply go to the Resident Portal and click “Reset Password”, a new password will be sent to the email address associated with the account. Just follow the instructions within the email to log in.
When you rent with us you are only responsible for YOU. If you rent a regular apartment with another company in town and one of your roommates falls on hard times or skips their rent . . . you are responsible for their rent and their utilities if they do not pay.
This is a great benefit that our students and parents love!
Yes! There is need to bring a moving truck! All of our properties are fully furnished.
We recommend bringing supplies for common areas such as kitchenware (utensils, pots, pans, etc.), bathroom supplies, and cleaning products. For individual rooms we recommend bedding (see above for bed sizes), pillows, clothes hangers, decorations, etc.

Packages can be sent directly to individual apartments. Unfortunately the offices cannot accept packages.
Parking information will be emailed prior to move -in, only one vehicle can be registered per resident. Decals will be issued at move-in.
College Square and Cornerstone are given 2 reserved # parking spaces per unit. Residents may park in their correlating space or in any blank space. Please note, this does not eliminate the need for a parking decal.
Oasis residents park on a first come, first served basis.
Guest parking is on a first come first served basis for any non-numbered spaces. No commercial or RV parking.
We are proud to provide internet at all of our student communities. Below is a list of the internet providers and the associated contact information.
If another room is available, a written request can be submitted to the property manager for a room transfer. Please send the request to gm1@vuecommunities.com
Residents can apply for a transfer to another community anytime, but cannot transfer until the current lease term is over.
Unfortunately, amenities are only to be used by residents of that specific property.
As much as we love animals, our properties are pet free. Please note that we do allow ESA animals with proper paperwork.
Although we would hate to see you go, we know life as a student can be unpredictable. With a No Risk Lease, You may sign a lease now and cancel anytime before March 13, 2025. Note: This is only applicable to leases signed for August 2025, not current lease terms.
